Description of Current Projects

Pardon Our Dust! Ashtabula Main Hall Renovations, Phase 3
Ashtabula Main Hall’s south side of the first floor A-Wing converted the vacated bookstore and physical therapy labs into a consolidated and expanded Student Services area. The new Student Services provides streamlined services for students including Advising, Registration, Admissions and Financial Aid. The Dean's office and A-Wing first floor restrooms were also renovated. This portion of the project was completed on March 7; furniture will be delivered and move-in complete by March 14. Then the former Student Services area will be renovated and converted into the Student Commons and the cafeteria will be renovated and new kitchen equipment will be installed. This project was designed by Payto Architects, Inc. Stitle Construction Corporation’s on-site construction activities continue through August 2014. This Capitally-funded, General Contracting project is being managed via OAKS-CI.

Baseball and Softball Training Facility
An approximately 13,058 SF indoor hitting and pitching practice facility is being built for the men's baseball and the women's softball teams. The building will consist of a pre-engineered steel structure with a partial masonry veneer. The interior will have a field-turf surface, basic high-bay lighting with overhead radiant heating and ventilation system. The practice facility will allow both men's and women’s teams to practice indoors prior to and during their seasons which occur in early spring, enabling both men’s and women’s teams to also practice pitching from dirt mounds. The new facility will relieve some of the congestion at the Field House with other sports teams in training. Currently, Hammond Construction is erecting the pre-engineered steel frame. Work on this project, designed by Perspectus Architecture, LLC, will continue through early June 2014. This General Contracting project is being managed via OAKS-CI.

Beall, McDowell, Prentice, and Dunbar Halls HVAC Replacement and Student Room Improvements
The three buildings within the Twin Towers Complex, Beall and McDowell halls, and Twin Towers Center, were all constructed in 1966; both Prentice and Dunbar halls were built in 1959. Over the past ten years, Residence Services has invested funds to address critical safety needs such as fire alarm, fire door, power systems and room security improvements, as well as invested in major shower and toilet room improvements, elevator replacements and accessibility enhancements. With this project, Residence Services will replace the HVAC systems and make student room improvements in Beall, McDowell, Prentice, and Dunbar halls. The project will include the demolition of the existing two-pipe convection heating units and installation of new, four-pipe heating and air conditioning fan coil units along with the associated piping, power and temperature control infrastructure in Beall, McDowell, and Prentice halls; Dunbar Hall is planned to remain a two-pipe heating-only system. All heating, ventilation and air conditioning systems will be designed to meet the university’s energy and sustainability goals. The existing asbestos-containing floor tile within the residence rooms and corridors will be replaced with carpet tile floor finishes. While Beall and McDowell halls' existing student room built-in wardrobe units will be demolished, the contractor will be responsible for managing the temporary removal and storage of the remaining student room furniture in all four buildings. The contractor will return the furniture and coordinate with the university’s furniture vendor for installation of the new wardrobe units. This project will utilize the Design-Build project delivery method. Van Auken Akins Architects, LLC is serving as the Criteria Architect/Engineer and Gilbane Building Company will serve as the Design-Builder for this project. Construction work within tunnels and mechanical areas is anticipated to begin in late 2014, and the main construction work within the buildings will commence and be completed during the summer of 2015. This Design-Build project is being managed via OAKS-CI.

Clark, Fletcher and Manchester Halls HVAC and Student Room Improvements
In the Eastway Center Residence Halls Complex (Clark, Fletcher, and Manchester halls), the two-pipe heating-only systems are being replaced with four-pipe systems capable of providing heating and cooling to student rooms. The flooring will be abated and the existing built-in closets removed. Corridor finishes and lighting improvements are also included in this project. Dynamix Engineering, Ltd. is the Criteria Architect/Engineer for this two-year project. Turner Construction Company is serving as the Design-Build firm. Renovations in Clark Hall were completed during the summer of 2013 in time for the return of students moving into the residence hall. During the summer of 2014, construction will commence in Fletcher and Manchester halls. This Design-Build project is being managed via OAKS-CI.

Engleman Hall Building Masonry Restoration
Engleman Hall's building envelope is in need of substantial masonry tuck-pointing and caulking to prevent deterioration of the facades. This project involves planning, design, and construction activities for the restoration of the brick and stone masonry facades. The contract award is pending with the Apparent Low Bidder, Mid State Restoration, for bids that were opened on April 15 for this project that was designed by Carl Walker, Inc. This General Contracting project is being managed via OAKS-CI.

Geauga Classroom Building Exterior Fascia Panels and Canopy Replacement
Geauga Classroom Building's exterior fascia panels are original to the building and are deteriorating. The exterior fascia panels around the entire perimeter of the building will be removed and replaced. The existing fascia panels on the west entrance canopy will be removed and replaced to match the new south canopy. Contractors' bids for this project, designed by Karl R. Rohrer Associates, Inc. will be opened on May 5. This General Contracting project is being managed via OAKS-CI.

Geauga Classroom Building HVAC Replacements, Multiple Phases
In 2010, Kent State University at Geauga commissioned a study to evaluate the Classroom Building's heating, ventilation and air conditioning systems to determine and recommend which HVAC equipment and systems are most in need of replacement and to recommend a system type for replacement. Completed during the summer of 2012, Phase 1 of the HVAC replacements project included installation of a new boiler plant, new cabinet unit heaters, new valves at the perimeter fin tube, new exhaust fans and a new ductless split system for the IT server room. Phase 2 of this multi-phased project was completed by Lauren Building Company during the summer of 2013. During Phase 2, the roof top unit AC-2, a 25-ton Trane single-zone gas-fired unit, was removed and a new system was installed to serve 8,900 SF of Administrative Offices, Library, Classrooms and Computer Classrooms. The new system should improve operating efficiency, energy efficiency and improve temperature control in all spaces. Karpinski Engineering, Inc. designed the multiple phases of this project. Future phases will complete the HVAC replacements over several projects during the next several years. Contractors' bids for Phase 3 work will be opened on April 29. This General Contracting project is being managed via OAKS-CI.

Geauga Transit Shelter
At Geauga Campus, a new transit center is being built at the south parking area of the Main Classroom Building. Karl R. Rohrer Associates designed this project and Poggemeyer Design Group is assisting with administering the Federal transportation grant requirements. Kent State incorporated the State of Ohio and the Federal requirements into the construction documents. The parking area has been paved and striped and the parking lot light poles were set. Unforeseen partially-buried utility connections were rerouted from the new parking lot to reconnect to the building. Hummel Construction Company’s construction activities are nearing completion; as weather permits, work on the roof and minor site work will be finished.

Gym Annex Pool Adaptive Reuse Renovations
In the Gym Annex, the 10,000 SF former aquatics area, vacant for the past ten years, has been renovated to provide classrooms and laboratories for the School of Visual Communications and Design. The existing pool mechanical rooms and pool diving area have been converted to facility maintenance space and storage. Construction is complete on the second floor and classrooms were occupied at the start of spring semester. Construction on the lower level is complete. Exterior work is 75 percent complete; work has been delayed by the extremely cold weather conditions. Final grading and seeding of the hill and repair of the parking lot will be scheduled, as weather permits. This project is critically needed to address temporary classroom space while major campus improvements are completed over the next four years. This project was designed by Braun & Steidl, Architects, Inc. Summit Construction Company's on-site construction continues into spring. This General Contracting project is being managed via OAKS-CI.

Kent Campus Classroom, Laboratory, Auxiliary Buildings and Utility Assets Energy Conservation Project, Phase I
In mid-November 2012, The Brewer-Garrett Company commenced activity on their Performance Contract services for energy conservation measures in Kent Campus classroom, laboratory and auxiliary buildings, Summit Street Power Plant and utilities infrastructure. This project impacts over 3.6 million square feet of buildings, plus parking lot, and roadway lighting and campus utilities (electricity, natural gas, chilled water, steam, domestic water and sewer). The potential fifty million dollar project was limited to a twenty-five million dollar Phase 1 with a possible, but yet to-be-determined value, future Phase 2. External special bond funding was approved by the Kent State University Board of Trustees and the Ohio Air Quality Development Authority; funding all-in rate achieved 1.25% with a very positive effect on project cash flow. Expectation for Phase 1 of this project is that the majority of the House Bill 251 energy use reduction goal of 20% will be met. A substantial amount of noticeable Phase 1 work is complete with final construction and installation of items continuing through the end of October. New windows were installed at: Administrative Services Building, Bowman Hall, DeWeese Health Center, Dix Stadium, and the Kent State University Museum at Rockwell Hall. New HVAC equipment was installed at: MAC Center, Schwartz Center, and the Ice Arena. The majority of the campus exterior pole lighting project retrofitting to LED is complete with the remainder to be retrofitted during the summer of 2014. The Power Plant’s gas and electric utility contract/operation re-negotiation is also included in Phase 1 (electric contracts 100% complete for all campuses). Select envelope deferred renewal projects are complete at: Administrative Services Building, Bowman Hall, DeWeese Health Center, Dix Stadium, KSU Museum, and Nixson Hall (skylights). Bowman, Henderson, Moulton, and Nixson halls received new roofs. During the summer of 2014, additional envelope restoration will be conducted on Henderson Hall. Between May and August, new windows will be installed and envelope repairs will be completed at the Library. General project scope items include select lighting retrofits to about seventy-seven buildings/structures (complete), replacements of air handlers (MAC Center Gym complete), chillers, boilers, pumps, heat exchangers and domestic water heating systems (Schwartz Center complete), installation of piping system insulation, building envelope repairs, and comprehensive utility metering (various buildings 96% complete). Six groups of contractor teams retrofitted interior lighting at many buildings (99% complete). A Web-based energy usage dashboard will be developed mid/late 2014. During the summer of 2014, specialty lighting retrofits will occur in many buildings, along with occupancy sensor and other lighting controls installation in about seventy-seven buildings/areas. The project is utilizing Ohio House Bill 7 Performance Contracting regulations for payback of the project costs with guaranteed energy savings and possibly operational and avoided capital costs over a maximum 15-year time period.

Kent Campus Residence Services Energy Conservation Project
This project encompasses approximately 1,800,000 SF of twenty-six residence hall buildings on the Kent Campus to address the House Bill 251 energy use reduction goals. The projected construction installation cost is twenty million dollars, resulting in $1,800,000 total annual guaranteed utility cost savings. The Brewer-Garrett Company commenced installation processes in June 2011 and on-going as work is being coordinated with other residence hall projects planned outside of this project's scope. This project exceeds the 20% HB 251 energy reduction goals with 37% annual energy consumption savings and avoided greenhouse gas emissions. The project is utilizing provisions per Ohio Legislation HB 7 for payback of project cost with guaranteed energy savings over the allowed 15-year payback time period. In addition, substantial deferred renewal items are being addressed: replacement of single-pane, original windows at Prentice, Verder, Dunbar, Lake and Olson halls; installation of air handling equipment in Beall/McDowell Center, and caulking, tuckpointing, lintel repair and replacements on the building envelopes. A student room energy conservation control system is being implemented throughout; this strategy automatically reduces HVAC and electrical usage when rooms are unoccupied. Envelope repairs and windows replacements in Dunbar, Prentice, Verder, Lake and Olson halls and envelope repairs at Tri-Towers Rotunda and Engleman Hall have been completed. Temperature controls in student rooms are operating in Centennial Courts A-F, Stopher, Johnson, Lake, Olson, Korb, Engleman, Beall, Prentice, Verder, Dunbar, Allyn, Clark, and Wright halls. Room automation at Fletcher, Manchester, Koonce and Leebrick halls will be completed before the start of the Fall Semester 2014. The Tri-Towers Complex’s domestic hot water heaters were replaced and the system is currently being upgraded to replace storage tanks in the towers with master mixing valves. Retro-commissioning of the hall’s HVAC equipment is being performed to correct any deficiencies and ensure efficient operation. A total of 2,051 water conserving low-flow sink aerators and approximately 1,600 reduced flow showerheads were installed in all of the residence halls. To reduce electricity consumption, lighting retrofits were completed in Stopher and Johnson halls, Centennial Courts A-F, Verder, Prentice, Dunbar, Engleman, Lake, Olson, Beall, McDowell, Koonce, Leebrick and Wright halls. New motors with variable frequency drives were installed on the building heating systems in multiple resident halls. Kitchen hood controls were installed in Eastway Center and Tri-Towers Rotunda that will automatically reduce exhaust flows by up to 70% when not required to capture heat and/or fumes from cooking. Heat recovery systems are being used to extract additional heat from the condensate prior to returning it to the Power Plant at Lake and Olson halls, Centennial Courts A/B, C/D, and E/F. The condensate heat recovery systems will reduce the steam required by buildings and help to provide more opportunities for waste heat recovery at the Power Plant. Utility meters were installed in all of the residence halls and are reporting consumptions to the building automation system for billing. The Web-based energy dashboard should be ready for public access by mid/late 2014. This dashboard is intended to help promote energy conservation and review utility consumptions. Utility meter readings for individual residence halls will be used during energy conservation competitions between similar halls. This project is around 93% complete and will be finalized by the fall of 2014 in conjunction with renovations in Fletcher, Manchester, Leebrick, and Koonce halls. Library Fire Alarm Upgrade
The remaining portions of the Library fire alarm system that are still controlled from the old fire alarm control panel need to be upgraded. The Electrical Contract was recently awarded to Summit Electric for this project that was designed by EPIC Design Group. Work on-site is scheduled to commence on April 21 and must be completed no later than August 15. This Capitally-funded, General Contracting project is being managed via OAKS-CI.

Mathematical Sciences Building Math Lab 313
Room 313 of the Mathematical Sciences Building will be converted into a ScaleUP Math Lab with eleven 9-student tables for interactive coursework. To update the room, it will be painted, new carpeting installed, lighting re-worked, and new tables and chairs will be provided. Math Lab 313 will have large projection screens at each end with smaller flat screen monitors spaced around the room and whiteboard surfaces on all walls. The entrance will be relocated closer to the elevator and adjacent office space will have their entrances moved from the lab room into the hallway. Hasenstab Architects, Inc. assisted with designing the project through the Bidding Stage. The contract award is pending for the Apparent Low Bidder, Stitle Construction Corporation, for construction bids that were opened on April 10. This General Contracting project is being managed via OAKS-CI.

McGilvrey Hall Building Envelope Restoration
Carl Walker, Inc. designed this project to replace McGilvrey Hall’s building roof systems and prepare for a major restoration of the building’s stone and brick facades. Work includes installation of lighting protection and fall protection, and removal of old mechanical equipment no longer in service. Hively Contracting Company's on-site construction work has been impacted by winter weather conditions, but will continue as weather permits. Masonry restoration is complete; roofing work sequencing is 99% complete with metal flashing work remaining; lightning protection work is 50% complete. This General Contracting project is being managed via OAKS-CI.

Medium Voltage Loop 6B
This project completes the process of abandoning the old, unreliable 5kv electrical distribution system in favor of the new and more efficient higher voltage system. Work involves upgrading cabling and electrical equipment to enable the remaining buildings (Allerton Apartments, Child Development Center, DeWeese Health Center, Ice Arena, Harbourt, Heer, Stewart, and VanCampen halls, Student Recreation and Wellness Center, and WKSU Broadcast Center) to accept the 13.2kv distribution voltage. All pre-existing, remaining 5kv cabling and equipment are being removed and a new, 13.2kv capacitor bank will be installed. Lake Erie Electric, Inc. has completed most of the excavation work at DeWeese Health Center, WKSU and Campus Center Drive and the contractor coordinated the excavation across Rhodes Road with the City of Kent. Two of many planned power outages were completed without incident, the first freed up a 15kv-rated breaker to start the new 15kv cable feeder. Another planned power outage occurred over the winter holiday break to enable removal of some redundant 5kv cabling to free-up another portion of the pathway for the new 15kv feeder. Additional planned outages will be scheduled to take place during Spring Break and the summer. The manufacturer of the new medium voltage cabling does not recommend installation of cable in below-freezing temperatures because it risks damaging the cable insulation and jacketing. Until the weather breaks, this project has been temporarily placed on hold. Work on this project is anticipated to continue through September 2014. Multiple Science Buildings Renovations and Addition
An Integrated Sciences Building will be built to increase academic and research spaces. The 93,000 SF Cunningham Hall, built in 1968, which provides space for the Department of Biological Sciences, will be renovated. Cunningham Hall also includes an addition that was completed in 2001; work in this addition is anticipated to be modest and limited to systems that interface with the original building, such as building automation, security and fire alarms and re-commissioning of the HVAC system. Exterior envelope improvements will be made to Smith Hall (circa 1968) which provides space for the Department of Physics. Renovations of these buildings are being treated as a single project to provide a cohesive approach to science instruction and research space in these areas. This project addresses deferred maintenance needs, focusing on replacement of aging and failing infrastructure and systems and reorganization of the program spaces within the existing buildings’ general layouts, and at the same time, will establish state-of-the-art science facilities for teaching and research. All three buildings and programs will need to continue to operate portions of the buildings during construction. Sharing of temporary facilities in all three areas will be part of an overall sequencing plan for the construction period. Ayers/Saint/Gross, Incorporated, the Architect of Record, is designing and providing project management for all phases of the project. The Mechanical/Electrical/Plumbing engineering firm, Prater Engineering, is under contract with the Architect of Record. Turner Construction Company is serving as Construction Manager at Risk. In addition, separate consultants are under contract to assist Kent State on this project: The Ruhlin Company is serving as the Major Construction Program Manager, Karpinski Engineering, Inc. is the Commissioning Agent, and Doty & Miller Architects & Planners, Inc. is the LEED Process Consultant. This project will be registered with the USGBC for minimum Silver LEED certification. The design team completed the Program of Requirements (POR) and is working on the Schematic Design phase, while the Construction Manager is completing the POR estimate. This Construction Manager at Risk project is being managed via OAKS-CI.

New Building for the College of Applied Engineering, Sustainability and Technology
In support of the recently redefined and renamed College of Applied Engineering, Sustainability and Technology, Kent State University is building a new facility reflecting the level of sophistication envisioned for the college. The new facility will house classrooms, labs and administrative and faculty offices. In addition, a portion of the building will be planned as shell space for future expansion as additional funding becomes available. The research activities of the college will be located in another building on campus. This project will be registered with the USGBC for minimum Silver LEED certification. Bostwick Design Partnership is serving as the Architect of Record; Hammond Construction, Inc. is serving as Construction Manager at Risk. In addition, separate consultants are under contract to assist Kent State on this project: The Ruhlin Company is serving as the Major Construction Program Manager, Doty & Miller Architects & Planners, Inc. is the LEED Process Consultant, and Four Seasons Environmental, Inc. is the Commissioning Agent. In early May 2013, the utility bid package 1A was issued by the CMR; in August the site utilities, foundation and steel bid package 1B was issued. Bid package 2 was awarded in late summer and in late November, bid package 3 was issued. Resequencing of the construction schedule has been completed. This winter, structural steel framing was erected, while utility work in the tunnel continues. This Construction Manager at Risk project is being managed via OAKS-CI.

New Facility for the College of Architecture and Environmental Design
The College of Architecture and Environmental Design (CAED) is one of Kent State University’s signature programs. Presently, the program is fractionalized with classroom, studios and faculty offices scattered across the campus in three separate structures that do not reflect the caliber of the program. Taylor Hall is the base of CAED's operations and its location within the May Fourth Historic District makes it impossible to modify the existing building in a constructive way; therefore, the university has set the construction of a new building for the program as a facility improvement priority. The proposed building is programmed at approximately 120,000 SF and will include studios, classrooms, administrative offices and various shop and research spaces. The new building will be located on the Esplanade extension, the path between South Lincoln Street and Haymaker Parkway to connect the Kent Campus with downtown Kent. The connection of the building to its surrounding site will be an important part of the design and the project will include all sidewalks, parking lots, landscaping and utility extensions to the site and building. The university has identified three primary drivers of project: the building must be architecturally significant and representative of the stature of the CAED program; the building must be a model of sustainable design and energy performance; and the building must be affordable while accommodating all of the programmatic needs of the college. Richard L. Bowen + Associates, Inc., in collaboration with Weiss/Manfredi, is serving as the Architect of Record for this project. Gilbane Building Company is serving as the Construction Manager at Risk. In addition, separate consultants are under contract to assist Kent State on this project: The Ruhlin Company is serving as the Major Construction Program Manager, Doty & Miller Architects & Planners, Inc. is the LEED Process Consultant, and Four Seasons Environmental, Inc. is the Commissioning Agent. This project will be registered with the USGBC for minimum Silver LEED certification, but is being designed to a LEED Platinum target. Maximizing energy conservation is a critical component of the design goals to comply with House bill 251. Contract negotiations have been finalized with the A/E and CMR. New Kent State Architecture Building Generates Excitement in the Architecture Profession. This Construction Manager at Risk project is being managed via OAKS-CI.

Olson Center Rehabilitation for Undergraduate Studies
Olson Center, located along the University Esplanade and adjacent to the Memorial Athletic and Convocation Center, was constructed in 1961 as a dining facility, but was converted to offices in the early 1980s. Building renovations will address the growing list of deferred maintenance issues, but more importantly, will enhance the building facade facing this highly-visited section of the campus. The Department of Undergraduate Studies is located in the Olson Center; the Undergraduate Studies Center for Excellence tutoring and other operations are located in the Schwartz Center and the Library. Undergraduate Studies is responsible for assisting undecided students with degree and career planning; assessing the basic skills of all entering freshman students; providing tutoring services that promote student learning; and providing support tools and resources for low-income, first generation and precollege students. At 28,000 SF, the former kitchen and dining hall areas that currently house Undergraduate Studies and two departments from the School of Art will be transformed into a modern, student-focused tutoring and exploratory advising center. With its prime location in the center of campus, students could easily access tools to help them achieve success at Kent State University, including group tutoring, walk-in tutoring, online tutoring and scheduled tutoring. The Art programs, currently located on the north side of the building, will be permanently relocated into the new Art Complex once it is completed. Domokur Architects designed this project; it will be registered with the USGBC for minimum Silver LEED certification. Maximizing energy conservation is a critical component of the design goals to comply with House Bill 251. Separate consultants are under contract to assist Kent State on this project: The Ruhlin Company is serving as the Major Construction Program Manager, Doty & Miller Architects & Planners, Inc. is the LEED Process Consultant, and Four Seasons Environmental, Inc. is the Commissioning Agent. The contract was recently awarded to Dunlop & Johnston, Inc.. Work on-site is scheduled to commence on May 12, and must be fully completed no later than January 25, 2015. This General Contracting project is being managed via OAKS-CI.

Poetry Park at the Esplanade
Poetry Park is being built for use by students, faculty, staff and the public along the new Lester A. Lefton Esplanade connection to downtown Kent. The park includes displayed poetry works by Wick Poetry Center and the Glyphix studio on campus, and installation of new walks, an amphitheater, and plantings. This project was designed by The Collaborative, Inc. Hummel Construction Company's on-site construction continues through June. This General Contracting project is being managed via OAKS-CI.

Prentice House Relocation and Renovation
The May Prentice House, a residence of historical significance to Kent State University, was relocated due to the Lester A. Lefton Esplanade project and for future use by the university. Interior and exterior renovations are being done to bring the building up to code for the university's use. Rick Hawksley, Architect, dba Design with a Vision, assisted with planning and designing this two-phased project. A new foundation, basement and structural floor system were built, new electrical, mechanical and plumbing systems installed, accessibility upgrades are being made, and interior and exterior improvements will be completed. The house has been relocated and elevator shaft masonry installed in time for the delivery of the elevator equipment. Hummel Construction Company's exterior work continues this spring along with site work, as weather permits. This General Contracting project is being managed via OAKS-CI.

Renovations and Additions for the School of Art
The School of Art currently occupies seven different buildings on the Kent Campus: the Art Building, Art Annex, Van Deusen Hall, Schwartz Center, Ceramics Building, Olson and Terrace halls. The intent of this project is to consolidate the school into two buildings and provide renovated and new spaces for their programs. The Art Annex is the university's former central heating plant in which a two-phase renovation was planned to house several art programs. Phase one was completed in 2007 and this project will complete the second phase of renovations to provide approximately 32,000 SF. Recommendations to renovate Van Deusen Hall in lieu of the Art Building were approved, enabling the buildings to be linked together by the addition, thus creating space for the entire School of Art to be housed under one roof. Van Deusen needs significant renovations to accommodate the program space; the old Heating Plant section of the Art Annex is being partially demolished and rebuilt. In general, the project provides new MEP infrastructure, interior finishes, and envelope repairs/replacement. This project will be registered with the USGBC for minimum Silver LEED certification. Payto Architects, Inc., the Architect of Record, completed a study with several different renovation scenarios. Ozanne Construction Company served as Construction Management at Risk for Bid Events 1A and 1B, and will conclude their work in March. The Ruhlin Company is serving as the Major Construction Program Manager, Doty & Miller Architects & Planners, Inc. is the LEED Process Consultant, and Four Seasons Environmental, Inc. is the Commissioning Agent. Portions of the buildings are remaining occupied during the renovations. Two early construction packages commenced last spring to relocate existing utilities and perform abatement and demolition in the Art Annex and former Heating Plant. Utility work commenced last May and was completed in August. Demolition and abatement work began last September and continued through March. In early April, the General Contract was awarded to The Knoch Corporation for the relocation of the Graduate Painting and Drawing Studios from Olson Center to the Art Building; on-site work must be completed by mid-May. Multiple-Prime Contracts for site and structural work for the addition in between the Art Annex and Van Deusen Hall were bid by the A/E. For Bid Event 02, contracts were recently awarded to Precision Engineering & Contracting, 21st Century Concrete Construction, Inc., and Lake Building Products; on-site work commences on May 12. Stark Library HVAC and Ceiling Replacement
The second phase of this multiple-phased project, involves HVAC upgrades and interior renovations to Stark's Library Building. Funding has been secured for this limited part in order for construction to commence in 2014. The Library Building, built in 1976, houses the Library, offices, classrooms and supports spaces. This second phase will include replacement of the custom Moduline air terminal units, associated ductwork and diffusers in preparation for a new VAV terminal unit with hydronic reheat coils. A boiler reheat system with distribution with limited piping throughout the building is planned under the base bid with alternates to expand the system as current funding allows. This project is being designed and laid out for future phases including installation of a new ceiling, lighting and sprinkler system. The design is based upon a standard ceiling grid layout; this new design will move away from the custom tile the campus has today. To enhance energy reduction, the design also explores the replacement of lighting systems with new LED fixtures. The phasing of this project is being projected beyond the current capital funding, but is being designed in alternates so the campus can include a fire alarm upgrade and capture the costs associated with new ceiling, lighting and fire suppression system. The enhanced design will allow the HVAC system to account for the sprinkler system, ceiling and lighting so that the mechanical system will not have to be modified in the future. Peters Tschantz & Associates, Inc. designed this multiple-phase project. The contract award is pending for the Apparent Low Bidder, The Standard Plumbing and Heating Company, for construction bids that were opened on April 10. This Capitally-funded, General Contracting project is being managed via OAKS-CI.

Stark Sciences Building
BHDP Architecture assisted the university with designing a new Kent State University at Stark Sciences Building of approximately 41,140 SF and renovating approximately 5,250 SF of the existing Main Hall East Wing. Heapy Engineering is serving as the Commissioning Agent. The new building will support the Science programs and will accommodate science teaching and research laboratories such as biology, physics, and geology, as well as nursing laboratories and classrooms. The building will also include general and computer classrooms, faculty offices and a student cyber lounge. Main Hall East Wing will be renovated and the existing Biology laboratories and prep/storage areas will be converted to accommodate the Chemistry program. The new building will be located adjacent to the existing Main Hall East Wing with a link at the second floor to connect the new Sciences Building with the renovated science laboratories in the Main Hall East Wing. Site development will include a building receiving area, accessible parking, pedestrian walkways, lighting and landscaping. Jeffrey Carr Construction, Inc. installed the sanitary sewer and is moving soils to bring the building pad to grade. Material submittals are on schedule and construction is proceeding with minimal weather-related issues. Construction of the new building is scheduled to be completed by the spring of 2015. Renovations to the vacated spaces are scheduled to occur during the spring/summer of 2015. This Capitally-funded, General Contracting project is being managed via OAKS-CI.

Tri-Towers Residence Halls Rooms and HVAC Upgrades
Built in 1968, the Tri-Towers complex consists of two ten-story residence halls, one twelve-story residence hall and a central connecting building for dining and student activities. The complex houses approximately 1,400 students and has received two large-scale, but partial renovations within the last ten years. This project addresses deferred maintenance issues, including aging HVAC infrastructure, building envelope failures, interior room configurations and finishes that were not corrected as part of previous renovations and extending the life of the buildings for another thirty years. Domokur Architects is serving as the Architect of Record to assist with designing and providing project management for all phases of the project. The AOR contracted directly with Scheeser Buckley Mayfield for MEP engineering design. Four Seasons Environmental is under contract with the university to serve as the Commissioning Agent. Gilbane Building Company is serving as Construction Manager at Risk for this project. Construction is scheduled over a two-year time frame, with the majority of work completed while buildings are unoccupied during the summer breaks of 2013 through 2014. Work in Wright Hall was completed the summer of 2013, in time for students moving into the hall. Work in Koonce and Leebrick halls will be completed during the summer of 2014. As weather permits, building envelope work continues for the duration of this project. This Construction Manager at Risk project is being managed via OAKS-CI.

Trumbull Classroom Building Lecture Hall Renovation and Expansion
Built in 1970, the main Classroom Building at Trumbull Campus houses the main administrative and faculty offices, classrooms, lecture hall, and science laboratories. Within this building is the 265-seat, tiered Lecture Hall, which has had only minor cosmetic improvements over the last forty-three years. The original 3,200 SF Lecture Hall and support spaces are being renovated and upgraded. The expansion will add approximately 1,800 SF and includes a new building entry and vestibule. A lower level basement of approximately 1,200 SF is being added under the Lecture Hall. Renovations will extend the Lecture Hall and support spaces in length and width, expand the seating from 260 to approximately 300, be fully accessible for those with mobility impairments, include audio and visual system enhancements, and an instructor’s lectern and teaching system control center. Renovations involve abatement of any asbestos containing materials impacted, upgrades to the mechanical, electrical and data systems, and installation of a new fire protection system for the Lecture Hall. Abatement work was completed last summer. Demolition work is complete, a new roof was installed and pouring of concrete risers is underway. Steel fabrication was delayed; however, a recovery schedule is being developed to keep Hively Contracting Company's on-site construction on schedule to be completed in the spring. Perspectus Architecture, LLC designed this project. This General Contracting project is being managed via OAKS-CI.

Tuscarawas Eugene Tolloty Technology Center Incubator
Northeast of the Kent State University at Tuscarawas Campus, the Community Improvement Corporation (CIC) of Tuscarawas County constructed the 170-acre Tuscarawas Technology Park in 2008. All roadways throughout the Technology Park are paved and all utilities have been installed with the roadways. The Eugene Tolloty Technology Center Incubator is the first building constructed in the Technology Park; it is located on the 7.8 acre “Development Area F”. Kent State University at Tuscarawas will own the building and it will be managed and operated by the CIC of Tuscarawas County. The scope of this project is to build a 25,000 SF business/technology incubator with approximately 15,000 SF of office, conference and laboratory spaces. Construction also consists of all site work associated with the building, such as utility extensions from the existing roadway, parking lot and exterior lighting, and landscaping. The focus of the incubator is to provide start-up space to high-tech companies involved in research and development. Efforts are being made to attract information technology, computer animation, polymer research and development, biotech and nanotech research companies, advanced materials research companies, and other high-tech research and development companies. The master plan for the Technology Park identifies future construction of buildings to take place in clusters on various multi-acre parcels. The terrain is heavily rolling with portions of the land previously reclaimed from coal mining. Forty-eight acres are set-aside for LEED-certified structures, and along with the remaining 112 acres, have restrictive covenants and building review standards for a quality-controlled, unified development. Kent State University at Tuscarawas desires to meet LEED certification standards for energy efficiency and to submit for LEED certification. Funding for this project is made up of grants from the Ohio Department of Development Job Ready Sites, the Community Improvement Corporation of Tuscarawas County; and the US Department of Commerce, EDA. Additional funding is provided by the Tuscarawas County University Branch District. Poggemeyer Design Group designed this project; Jeffrey Carr Construction is the General Contractor. In late November, the complex was enclosed and roofing work was completed. All main utilities were installed for sanitary, storm and domestic waste and electric service. Interior painting has been completed, floors were finished, and mechanical equipment, lighting, and ceilings have been installed. The new street and parking lot have been installed. Site work continues, as weather permits. This project is on schedule to be completed by April 2014.

Tuscarawas University Hall and Attention Center Demolition
Kent State University at Tuscarawas’ University Hall and the Attention Center will be abated and then demolished. Asbestos abatement analyses were conducted and construction documents are being prepared for the abatement and demolition of both buildings. This General Contracting project is being managed via OAKS-CI.

Verder Hall Toilet and Shower Room Renovations
This project, designed by Domokur Architects, entails a complete renovation of the six toilet and shower room units in Verder Hall. The new design will be ADA compliant and follow the bath-in-a-bath design developed by Residence Services. The contract was recently awarded to The Knoch Corporation. On-site work is scheduled to commence on May 12, and must be completed no later than August 1. This General Contracting project is being managed via OAKS-CI.
